Brian Wedewer (founder of 21 Vegas) began his Las Vegas Realtor career in Santa Clarita, California, early 1987, where he was named “Rookie of the Year” at Realty World Valencia Homes. Wedewer was fortunate enough to witness early in his career the amazing surge in housing prices from 1988 to 1990. This sudden increase pushed the real estate market to overheat, causing a drop in private and commercial real estate pricing during the summer of 1991. It was during those years (1991 to 1994) that Wedewer experienced, while eventually mastering, the Short Sale and Foreclosure of real estate processes. The situations encountered in these years taught Wedewer how to forecast in overheated real estate markets as well as how to assist clients on buying & selling homes in the down years of specified housing markets.
In the summer of 1994, Brian left the California real estate due to the potential in market growth in Las Vegas, where he instantly started growing his real estate business. Shortly after moving to Las Vegas, Brian had 9 investor clients that he had relationships with from California, wanting to purchase investment homes in Las Vegas with a great monthly rental return, along with long term property value gains. A total of 33 Las Vegas homes were purchased during this process for the 9-investor clients.
As you have seen on the news or witnessed first hand, the new homes Las Vegas prices were increasing at a tremendous rate starting in the beginning of 2004. Just as Brian witnessed before in southern California, his formula he learned and mastered displayed exactly what was going to happen for the next following years. Starting in April of 2004, Brian went to the 9-investor clients and explained to them his knowledge on the market and how it was time to sell off their properties due to the fact they have achieved what originally was thought to be a 25 year equity gain in such a short time. With the last investor selling their home in the beginning of 2007 under Brian’s advice, they not only collected top dollar on their investments, but also saved hundreds of thousands of dollars thanks to Brian’s formula on being able to forecast the market.
Brian’s formula was tested and proven once again in today’s current market. With the market continuously declining over the years of 2008 to 2011, Brian was witnessing exactly what happened when he first had gotten into Real Estate. The market had almost mirrored what he experienced from 1991 to 1994. After months of planning and strategizing, Brian along with 2 business partners founded Red Rock 55 Real Estate Investment fund in June of 2012 and the fund bought 53 houses with a “buy and hold” strategy. Part of the purchasing strategy for the homes being bought by the fund, had to meet a required cap rate return with long term equity potential. The 53 homes totaled to 9 million dollars and in today's current market, the 53 homes have an estimated value totaling over 13 million dollars!
